Receiving quality service and value for your investment are always the ultimate goals when contracting for services. Price however, is also a major factor in the bidding process. EDS understands the pressures that building owners, property managers, and facility managers face when preparing budgets, especially considering the current state of our economy. We are working with our existing clientele to help them find cost-effective solutions that will protect their investments and provide enhanced value during these difficult times.
It is no secret that now is the best time to contract for those large capital projects if the funds are available. Most astute building owners and property managers will contact at least three to five reputable contractors to bid on such projects. It is important that contractors' bids are based on identical specifications. This should produce few discrepancies among the bids received. If there is a large discrepancy, it is a good practice to interview all the bidders to confirm that they fully understand your specifications.
Building owners, property and facility managers are receiving competitive pricing from very reputable contractors that are hungry for the business. Be cautious, however, for some contractors take on work at or below cost just to stay busy. Ultimately short cuts are taken, leaving the project either incomplete or poorly done. If you have not previously worked with the selected contractor, it is wise to request their audited financial statements, copies of their contractors' licenses, references from clients, references from suppliers, and copies of their bonding capabilities and insurance limits. This valuable information will demonstrate the contractor's commitment to quality, financial strength, and capabilities to produce the results you expect and deserve.
EDS has tried to meet customers halfway by reducing our margins while maintaining the utmost of integrity and quality of workmanship. We have also stepped up our efforts in providing property professionals with alternative short term solutions until they can afford to pursue the more extensive and permanent fixes to their properties.
